What is the difference between pre-qualification and pre-approval?

A pre-qualification issued by a loan officer determines the value of the loan you may be approved for. Although a letter of pre-qualification will allow you to make an offer on a property, it is not a commitment to lend.

Pre-approval is one step beyond pre-qualification. Pre-approval involves a credit check and a down payment, and will allow you to close quicker on a property you are interested in. A pre-approval certificate can also help you negotiate a better price with the seller, because your buying power is guaranteed.
